I am currently investing in the Flint area and I will say the water issue hasn't really affected the housing market, however there are cities around Flint that don't have this issue and seem to be more marketable. Flint is an area that require's knowledge of the city as it has many pocket area that can be profitable. If anyone is looking for more information or if I can help in any way, feel free to send me a PM.

The situation in Flint, Mi is very sad. It extends well beyond the current water problem. The water has been an issue for two years, but has recently gained national attention. People are moving out of flint. As an investor in the Mt. Morris area, I am personally expecting the housing market to increase in the surrounding cities.

Hi Everyone. I currently have 2 buy and hold properties in Mt. Morris. So far so good however I am a new investor and have only had the properties about 6 month's.

Hi BP friends,

I have a home that needs about 10,000$ in rehab.  I purchased the home at a tax auction for around 4,000$ and once all repairs are done the home will be worth around 40,000. I am looking into some ways as to come up with the rehab money. I have heard a little about Fha 203k loans but I am not aware if you must purchase the home with the funds or if I can use the funds soley on rehab. I am very knew to this so all experience, advice, or comments would be appreciated. Also If anyone knows some better ways to obtain the funds all advice would be nice.

Thanks for the responses. I do have permission to enter both homes per agreement to waive liability and I was told to break in and change the locks. If it is a Reo company do I still need to cut the chains. I have tried to google them and haven't found any info.

Hello Everyone. I have only posted once, but I love looking at the different questions and answers as I continue my journey into investing. I have purchased two properties in Flint, Mi. (Beecher to be exact.) I have not recieved Deeds or anything yet to the homes but I have changed the locks on 1. On home #2, I notcied there is a sign on the door that reads; In regards to the disaster at this residence, Owner should contact E.D.C. There is a number that is given. I called and it was a disconnected Cell phone. Home is locked and chained. There are multiple locks on each chain. The yard is being mowed and kept also. Has amypne encountered this type of notice. It does not appear legit. I will try to post a picture of the notice also. This is my first investment so any info will be appreciated. Thanks in advance.

I have called this number and it is disconnected. This home is chained. Both doors have locks and are chained. Someone also has been cutting the grass and maintaining the yard. I will try to post a picture in the comment section, of the Notice. Has anyone encountered this notice or something similar. What do you think I should do next? Any advice would be greatly appreciated.

Thanks everyone. I'm currently looking at a home in an okay area. There are older homeowners mostly on the block. They're asking 4000$. I am thinking of offering 2,500$ and renting on section 8. The home is 3bed/1bath. Hopefully everything works out. Does anyone have experience renting on Section8?

Flint is going to be pretty tough. I am hoping to find a home in a still okay area and rent thru section 8. I have family in flint to help with maintenance issues. I'm 24 and I frequently move. Flint is the only place that I can have someone around to watch my property. If not in the urban area, what about the suburbs like flushing.
