What type of development? Do you own the land?

@Patrick K. AS IS & ARV Appraisal - depends on the property location, Equity available in the property, FICO, etc. Construction is reimbursement style, so you will need to have at least 10-15% in reserves set aside to start the project.

@Lisa Chipp DSCR loan may be your best option up to 85% LTV - Cash Out Refinance or HELOC for your primary - yes leases will need to be in place with deposits shown to qualify for the highest LTV otherwise LTV will be reduced.

@Jason Crowe Min Loan amount $50K - max LTV 80% as long as the numbers fit within those parameters, you're good.
