Can you be more specific on what areas you are looking for? I know a lot about North GA Area.

@Cassi Justiz Thank you for weighing in. Yes, I am a little worried about getting good tenants in the "A" property. The area is getting better but I am not sure how much and how fast most homes are still using section 8 (which I don't want to do).  Property "B" is in a much better area and I think I could find higher quality tenants for it, but I am a little worried about its appreciation value not being as high.

Is it better to have 1 100,000 dollar rental or 2 homes on the same lot not a duplex for 200,000 dollars?

I am looking to buy a rental before the end of the year and am trying to decide if I should go after a single family home for around 100K (115- 95) (known as property "A" or get a single family home that has two units on it home with a carriage house around 200k (190 - 215( known as property "B").

The "A" home would get around 1000 a month in rent and the "B" would get about 1800 together in rent.

The "A" home is in a little worse area but is growing in popularity. The "B" home is in a good part of town but not a ton of growth. Taxes would be a little higher with "B".

@Jay Hinrichs I feel like bigger pockets is getting to a point where half the stories are stories just like you said "0 to 50 doors in one year" "100k in debt to 1m in net worth in one year" ......... On and on.... I don't know if these stories are real, people trying to one-up each other, or people buying very risky stuff. But its kind of getting old and I am very skeptical about it.

@Ben Bymaster So many options/ so many questions. Are you at a 4-year university? Is there a cheaper university? 2-year program? Are you paying for college or helping to pay? Or taking out money for everything? Are you looking to get your real estate license while going to school? If not, why not? Have you looked into part-time mentorships or internships? Getting a degree does cost a lot of money but you make tons and tons of connections and no one can ever take that knowledge and that degree away from you it's powerful in its own right is it the right for everyone maybe not but you really need to think hard about your choice now because it's much harder to go back to school when you're older than it is to get done when you're young. Not to mention college Years are some of the best years of people's life take advantage of it while you can.

@Derek Tellier Hi Derek, First, I would never give up free money so keep putting 5% in. (You are in your prime "saving" years so contribution is key. Second I would create a second fund for investing and start there. Maybe do some assignments or wholesales to get some cash then look for some cash flow long-term properties (Just an idea). @Anthony White Hi Anthony, Do you still teach, if not when did you give it up (how far into your journey)? I am looking to invest in homes (single or multi) but its hard to pull the trigger. What's the best advice about finding the deal and then closing? Thank you

@Kevin Krysty Jr. Hi Kevin, I love were your heads at. It's so cool to think of great ways you can add value your investments and your community. Unfortunately, I believe this is, above my (pay grade and) expertise. It's so hard to put a price on something like golf courses or lakes (ponds). I believe the golf course operates as a separate entity from the subdivision (In the beginning they may be created as one but not now). If you are series about trying to get the golf course I would contact the owner (easier said then done) or talk to the city to see what actions or pressure they might be able to put so that the course could be clcleaned up. Best of luck let us know how it turns out or what you fins.

Hi, I really like your story and the thread you have started. I have looked into (BREIA) but I am in Saint Petersburg, FL so I am not sure if it will be as helpful? Also, can you tell me what CPA is???

I am new to the Florida market (just moved 2 months ago from Atlanta, GA) but am excited about all the possibilities. I love the art of the deal and will wholesale, flip, or buy and hold depending on what the deal justifies. I love it how real estate is so flexible and full of possibilities (you have to be creative). 

I had a great way of finding off-market deals in GA but am having a harder time down here, do you or anyone else reading this thread have any tips?
