I don't think it's particularly young professionals flocking to the desert but rather families.

Hi Everyone, I would like to start a discussion for those of you who have interest in the Coachella Valley area. I have been doing some research on the perspective growth of the valley and there seems to be a decent size increase in population forecasted for the next 10 years. I have been going back and forth about buying properties or buying land out there. I would like to get some thoughts and opinions on purchasing land in some of the areas north of the 10 FWY as that is where I believe most of the "New Construction" will begin to occur. Anyone else thinking about this? 

Population is expected to increase a good amount in the next 10 years... something like 30-40%

I am looking at 2 properties each with 3 units. I was curios to know what others thoughts are on the ability to rent studios vs 1 bedroom units. Am I looking at a much more difficult situation to rent out 3 studio's vs 3 1 bedroom places? 

Studios go for about $550-600

1 bedroom go for about $700-750

Area would be a C if you had to put a stamp on it. Studio property is about $135K and 1 bedroom property is $170k

I have friends that had a rental in CC that did not do well this past year. Their place is in the Panorama Park area. 3/2 fully remodeled with a salt water pool (entertainers pad for sure). They decided to rent it long term after a year of short term rentals.

I am currently looking at purchasing multi units in CC for long term rentals.
