@Drew Sygit wow I was considering the 30 to 40k price range but I'm seeing there may be multiple problems to be weary of from Leins to gas and water lines. Thanks for the info. Where can I find the info on how you group the different neighborhoods into classes?

@Jaycee Greene half off the sales price. Even if it's a total rehab if the land bank has a property in an area where the arv's are substantially high wouldn't that be a good deal or a promising neighborhood for buy and hold. I don't think our detroit land bank sale properties with tax liens I would have to look into that.

Just wondering can you ever catch a great deal on the market  and if so what’s stopping you from taking advantage? Is the agent really in the way of every deal? In what ways can you use the agent to be resourceful?

Is the subject property going to be a long term rental or a short term rental ?

Depending on the property he’s looking for quick equity. He’s aiming for a long term rental because he wants to use it for some kind of group home

Cameron, I would look at doing a DSCR Cashout refi for 1 or more of his properties. Pretty easy to do and everything will be based on the cash flow of the properties. With that cash he should be able to easily purchase in that higher threshold. And any of those mortgage brokers you find should have 5-10 DSCR lenders they work with.


 Cash out refi using a dscr sounds like a good strategy. What kind’ve interest rate could we expect on the refi ?
