Thanks @Steve Babiak for the consolidation. I have read most of the forums you linked to, but still cannot find a way of viewing properties that were For Rent 30, 60, etc days ago.

If there are only 3 comparable properties currently for rent near a property I'm offering on, how do I see the rental comps that existed in recent days, before being rented out (and therefore, no longer marketed)?

Hi everyone,

I realize this question has been raised numerous times, and I've read most of the links at https://www.biggerpockets.com/forums/48/topics/779...  

Still looking to find a site that shows historical rentals of specific properties. All sites I have found thus far show what is currently For Rent or For Sale. What about the comparable properties that were For Rent 15, 30, 60+ days ago?

Hi guys,

Does anyone have preferences when choosing a title company versus an attorney to settle an off-market purchase? Or perhaps you use both, for different services. One attorney recommended to me wanted $250/hr which seems like costs could balloon very quickly

I will be needing assistance with the following (please let me know if you see something missing!):

- review of the Purchase and Sale Agreement

- title and lien search

- setting up a Lien for a private lender (security against the house)

- purchasing Owner's Title Insurance

Hello,

Wondering if anyone can share a good resource(s) for estimating the cost per sq. ft to build a new house in a given area? For example, is there a local building society that typically tracks this info, or does it require calling carpenters, local planning departments etc?

Thanks for the insight @Jeron Kyle, looking at a property built in 1920 right now, so I'll need to confirm any presence of knob and tube based on what you've suggested.

I see that you've planned (or are) a contractor. What sort of work are you doing at the moment?

Hey everyone,

Hoping to get some input on an "appropriate" age of houses in Chattanooga. There's the obvious tradeoff of newer construction vs. price, and I am trying to find the point I should rule out old houses. 

For example "If the house was built in 19XX or earlier, expect significant CapEx". Trying to preempt issues like knob and tube, lead paint, etc
