Hey Everyone! My name is Cameron Johnson. I am from Arkansas, I bought my first rental in April of 2021 and this will be my first BP Conference! 

I just graduated from college in December of 2020 and I am looking to network with other investors early in the game. I hope to meet other investors in their early 20's (and any age), meet some accountability partners, possible investment partners and learn from some RE veterans.

Investment Info:

Small multi-family (2-4 units) buy & hold investment.

Purchase price: $130,000

Buy and Hold Duplex near Arkansas Tech University and other student housing. I bought this property off market, seller financed, and used a private lender for the down payment.

What made you interested in investing in this type of deal?

It was very low capital for me and It is very close to where I live currently.

How did you find this deal and how did you negotiate it?

I started telling family and friends that I wanted to start buying RE and a family friend told me he would sell me this property.

How did you finance this deal?

Seller financed and a family member lent me the down payment.

How did you add value to the deal?

I haven't done anything yet, but the interior of the units could be updated and the rents are a little low.

@Elise Marquette Thanks for the input. I just graduated from college so I haven't been working full time for very long but I have had two summer internships. Will these contribute any?

I am looking to buy my first investment property within the next two months. I have a 750 credit score, I have a little money saved up, but I have only been working full time at my job for a few weeks. How long do banks like to see proof of income? Will I be able to qualify for a loan anywhere?

My name is Cameron Johnson, I am a recent graduate of the University of Arkansas in Fayetteville, AR (woo pig). When the quarantine started in early 2020, I decided I wanted to learn more about RE Investing. I spent most of my free time in quarantine listening to RE podcasts, watching videos, reading RE books, analyzing deals, and reaching out to investors in Arkansas. Looking to buy my first investment property in the next few months!

Buy my first few rental properties. I would like to get to $1000/month cash flow by the end of 2021. I am not even sure if this is a realistic goal. Guess I'll find out!
