Investment Info:

Single-family residence fix & flip investment.

Purchase price: $335,000

High-end flip near the blessings golf course in Fayetteville. This will be a true fix and flip that we predict to finish end of May/beginning of June of 2023.

What made you interested in investing in this type of deal?

The ARV and profit on this one will be pretty nice.

How did you find this deal and how did you negotiate it?

Off market. It was an abandoned house next to my girlfriends mom's house. We reached out to the owner and made an offer.

How did you finance this deal?

Private lender that is a personal friend of mine.

How did you add value to the deal?

Full Gut Rehab

I have several potential flips going and every local bank I speak to wants around 80% of the ARV of the property or 90% of the cost, whichever is lower.

My issue is that the 90% loan to cost is always the lower of the two, which means they will require significant investment of money on my part, which I dont want. 

Is there any way around this? Most of these flips have good profit margins, they arent particular risky deals but I want to limit my investment of money to a minimum.

Single Family in Fayetteville near the University of Arkansas. House hacking this with two roommates while I update some cosmetic items around the house. I will move out in a year or so and it will become a rental.

Family friend is a realtor and knew the sellers.

How did you finance this deal?

Conventional 5% loan

How did you add value to the deal?

updating paint, tile, cabinets, and countertops.

I am looking for some recommendations for some investor friendly contractors in central Arkansas for some BRRRR type properties and possible flips around the Little Rock and Conway Area. Thanks in advance.

I am looking at a property in Cotter, AR for a STR. I would like to get in contact with someone who manages STR's in the area (there are several STR's in Cotter).

I have seen a few listings in the past of investors selling short term rentals they have built in locations outside of the United States. I am interested in learning about how they do that and their experience with the investment model. 

If anyone has experience in this niche, I would love to pick your brain sometime.

@Kyle H. I do not currently have management. Also, I live out of state so I can't self manage either. I'd love to get some contact info for some of the local management companies if you know any.

This property is actually closer to Wesser than Bryson City.
