In my search for a recent small multi-family property over the summer, I used Zillow along with RMLS and Portland Maps, to prospect and perform Due diligence. The agents I used for helping me with the purchase of the property I bought after the search were great. Message me directly if you want their details. They were very pleasant to work with and brought a bunch of value add to the process--not to mention very professional, however I am not sure how high they go up on the unit mix in MF.

Hey Bar, I get worried for you investing all your dough in one property. I wonder if you would consider making 5-10 smaller investments around the country with different sponsors. The good ones are pretty transparent (harder to find) and this strategy would diversify your investment so you don't have all your eggs in one basket. If you have the stomach for some risk, you could maybe through $50k into a development deal, a couple hundred into value add deals, and some into stabilized deals, etc... Just a thought(s)...

Hi @Soobin Oh, welcome to BP. I too am relatively new to BP. What market are you looking at, Portland? What returns are you hoping for and over what period of time. For instance, I recently picked up a duplex in Portland, with 100% debt funding (not super conventional), and the reason I am doing this is for cash flow coverage of overhead (mostly debt) and I am hoping for capital appreciation, so I can refinance/pull out proceeds when my kids entertain the idea of going to college (8 years and counting). The Portland market has sex appeal, but unless you are flipping houses, re-developing / re-positioning properties, the cash flow yields seem kind of lackluster.

Hi Rebeka and welcome. I too just purchased a duplex in PDX recently, so we have that in common. Funny note, I have transacted in a lot of real estate for others over the years, but when it is your money at risk, it feels different! Tenants are paying rent on time and 100% occupancy going into the winter months--crack the champagne!

Chris, I am afraid the residential loan space is not my area. If you need a good guy, I have a college buddy who has been very good to deal with--he has done 3-4 loans for me.
