Looking for lender suggestions.  Would like to do a cash out refi into a conventional loan within 6months of purchase and will lend 75% on appraised value, not purchase price.

We currently have an umbrella policy which covers our primary and 4 investment properties. We are going to be closing on two additional investment properties soon and the company that writes our umbrella insurance policy is telling us that the limit is 5 properties.  Im curious to know if anyone else has run into this issue or if its specific to the company we use?  Also, if this is a common issue, we are looking for suggestions for other insurance products that will provide additional liability coverage above and beyond the coverage the hazard policy will cover on each individual property.

I have a rental with long standing tenant that cash flows ~$350 a month. Ive been thinking of about selling and doing a 1031 to roll the equity into 3 new rentals (2 net new) which would effectively triple my cashflow and loan pay down. Given the current pandemic situation and pending election, Im looking for suggestions on whether others would sell or just do a cash out refi and purchase 2 new (1 net new) rental. The second offer would effectively double my cashflow.

One additional note, I have received an offer yo from a new investor to purchase the house with the tenants in it for market price.

@George W. thanks for the response.  That is basically my thought process as well.  Just curious to see if others had insight or other compelling reasons as to why one should wait to purchase, and if so for how long.

I am an investor in the Richmond, VA area with a few properties and looking to obtain ~10 more in the next few years. Im looking to get hooked in with a few wholesalers in the area to help supplement my deal finding process.

I typically look for 3+bdrm, 1+ bath homes, but open to 2bdrm homes 1k sqft+ in B, C and some D neighborhoods under 175k.
