Quote from @Dagan Mullins:

Good morning! My name's Dagan Mulllins & I live just north of downtown Phoenix. I'm hoping to meet & talk to some other local investors here who have experience in flipping, using the brrrr method, in long term rentals, just real estate investing in general. I have been house hacking a duplex I bought about two and a half years ago & now, I'm finally hoping to buy my first rehab property soon & would greatly appreciate guidance from someone who has experience locally!

Hello @Dagan Mullins & @Courtney Watt, it's nice to meet you both. My name is Cameron Gomez, and I'm a real estate investor based in Gilbert, Arizona. I'm interested in expanding my network and meeting other investors who share my interests. If you're interested, please send me a direct message, and we can stay in touch about joining some larger REI groups together. I've heard great things about AZREIA and would love to check it out!

Hey @Kyle Janes, welcome to the world of Real Estate Investing and Bigger Pockets! It's great to see your enthusiasm for learning and gathering information before embarking on your real estate journey.

Regarding your question about house hacking using FHA loans, it's definitely a popular strategy for first-time home buyers like yourselves. While I'm not an expert, I can share some general insights. It's possible to use an FHA loan under your name for your first property and then, after living there for a year, explore the option of house-hacking another property using an FHA loan under your soon-to-be fiancé's name. However, it's crucial to consult with a mortgage professional or lender who can provide personalized advice based on your specific circumstances and local regulations.

Now, here's where the exciting part comes in! I'm also a passionate house hacker in the Phoenix area, and I'd love to connect with like-minded individuals like yourself. Let's exchange ideas, share experiences, and support each other on this real estate journey. Feel free to drop me a message or reply to this post, and let's connect!

Thanks for your response, @Ryan Thomson!

I appreciate the tips and resources you provided. I'll definitely check out the House Hacking podcasts and the beginner's guide you recommended. Also, I completely agree with you that attending local real estate investor meetups is an excellent way to connect with other investors and learn more about the industry. I'll be sure to explore those options as well.

Thanks again for your helpful suggestions. I'll be sure to reach out if I have any questions or if I want to chat more about your experience with House Hacking.

Best regards, Cameron

Hi @Jeffrey Daniels,

Not looking to house hack rooms (my significant other would kill me lol), but the information you provided was very helpful and will be taken into consideration. Can you elaborate on what you mean by SFHs w/ADUs being concentrated to zoning available in older homes? This piece of information is going right over my head haha!

Hi @Mason Weiss,

Thanks for the compliment on my research, it's nice to have some open dialogue with someone familiar with the Phoenix market!

The strategy I'm following for my first house hack is to acquire a multifamily property (duplex, triplex, quadplex) or SFH w/ an ADU (or potential for an ADU) as I am mainly looking to simultaneously acquire my first property and subsidize my mortgage payment. Hope this helps!

Hi Kyle,

I am relocating to Phoenix in a few months for work and am looking to House Hack into my first rental property. With that said, I've done some research on the market and found the following information helpful in my considerations for Phoenix that you might find helpful as well:

  •  Demand for both buying and renting property remains high due to the city's strong economy and growing population.
  •  The median home value in Phoenix as of April 2023 was $368,657, which is a 23.5% increase from the previous year.
  •  The limited housing supply has resulted in increased competition among buyers and higher prices.
  •  The rental market in Phoenix has seen significant rent increases over the past few years, which has led to affordability challenges for many renters.
  •  Some renters are choosing to relocate to more affordable cities within the Phoenix metro area.
  •  The Phoenix real estate market remains strong and is expected to continue growing in the coming years.

This is what my research showed me about the market, but two things should be duly noted here. First, conducting thorough research and due diligence before making any investment decisions is crucial. Second, working with a local real estate professional who has experience and expertise in the Phoenix market can be helpful in navigating the current market conditions.

Hope this helped out some, Kyle, and I look forward to connecting with you in the future!
