Hey Alex - Did you make it to Tucson?  We were there in December and got a place under contract for a short/medium term rental. We'll be back out in April to refurnish and remarket it.  I'd love to connect!

Hey Kyle - We are...  Or are about to be.  Closing on a place at the end of Jan and it has snow birds there already through March.  We plan to restyle and market towards that medium term market.  I'd love to hear about your experience so far.  This will be our first and we're excited to learn!

Thank you Cameron, yeah I'm looking at homes generally in the east side of Tucson. I don't want to give out to much personal info but my limit of home prices is around the 300k range and I find homes around there that fit what I want. I believe there are newer homes being developed SW of Tucson, Valencia West, that are also great but that's my opinion. 

 Totally get it, and thanks for your thoughts on Valencia.  I'm a fan of the Sabino Canyon area.  Seems like there are a lot of areas around town with long term opportunity.

Thank you Nathan, I'm in the process of buying a SFH in Tucson, AZ. With some businesses in the city I found the area is great to do just that. I understand that I must live in the residence for a certain amount of time before I can rent out to others.


Good luck! I'm looking in the Tucson market as well.  Live in Nashville so will be doing it long distance.  I'd love to hear what areas you're looking in.  We've spent some time in Tucson and really love it, so I'm trying to get more familiar with the neighborhoods.

I can speak to the short term rental side of things. Some things to be aware of:

- Zoning: As others noted, it is now much more difficult to find a home in the correct zoning for STRs. Finding one that makes sense financially is extremely difficult. I looked for a while before buying in a different market. As of 2022, zoning no longer permits new Airbnb’s in most zones  

- Fees upon fees upon fees: The STR hotel tax is no joke. Add in the permit fees and PM fees, and net earnings can be surprisingly lower than expected. I have a property that brings in ¼ the revenue of my Nashville place but will likely prove more profitable thanks to no city taxes or fees.

- Cash flow: Gross earnings are quite high and more importantly, home values continue to rise year over year. My property has been appraised at 50% higher value than I paid for it less than 3 years ago. Given recent developments, I believe the growth will continue. 

If you rent longer than 30 days, you’ll skip a large portion of the taxes and fees levied on STRs. 

I'm glad I'm doing a STR there but as rental rates have grown, it's only a matter of time until I switch to LTR for Nashville.

 Thanks for the info @Sarah Sass.  Have you noticed a slow down in bookings in recent months?   I feel like there are more options coming up everyday and tourism may be slowing a bit, but i have no data to back up those feelings.

Hey all - i live in Nashville, TN and am ready to buy my first rental property. Looking at both short and medium term options and I wanted to see if anyone would be willing to provide any insight on one vs the other. We're limited with NOO STR's, so if I go that route it'll likely have to be a condo. Medium term opens up my property options. Any comments are appreciated!
