I am a new wholesaler in the Utah County/Salt Lake County area.  I've been working at it for a couple of weeks and could use some pointers to finding cash buyers.  What are the most effective ways that you know of to find cash buyers?

@Curtis Fergus and @Mike Cumbie Thank you for your responses.  To clarify, my goal is to work with my realtor friend as a business partner.  We want to form a company and wholesale to others.  From your responses, it sounds like it won't be that simple. If I became a realtor, would that make our "company" more legitimate?  Would this be advantageous to wholesaling?

I am hoping to build a wholesaling business in Salt Lake City.  I want to work with a friend to build the business.  He is about to take the test to earn his real estate license.  I do not have a real estate license.  Are there any legal implications if I wholesale with a real estate agent if I am not a realtor?  Are there any other issues that I will have to take into consideration when wholesaling with a realtor?
