We are looking to migrate from our excel spreadsheets into a property management software. Any advice or feedback on Buildium, Cozy or Stessa?  We currently have 21 doors, but are looking to grow to 50 in next 2 years.   Thank you!

Questions about rental insurance policies: 

1. How much do you insure your homes for if the purchase price is under $100K? Do you cover just liability? 

2.  Are there other insurance companies out there that cover rental insurance other than Foremost?  I'm particularly looking for those that would write coverage in Georgia.

3.  Have you noticed that rates are going up?  One of my properties (purchased for $67K), has almost $1K in insurance costs which only covers liability and not much else (no replacement).

Does anyone know if there is a software or service that is a Low cost option for Cost Segregation?  I understand that there is such a service/software that is enough to meet IRS standards without an actual appraiser going to the site?  Thank you so much!

Hi there. I just bought a property where the previous owner has purchased a termite baiting service that is monitored 3x a year for $275/year. Has anyone used this type of service?  Is it worth it?   Many thanks!
