Hey Jimmy, thanks so much for the advice! I’ve been hearing a lot about using FHA or conventional loans with low down payments, and it really seems like a smart way to get started. I love the idea of house hacking to cover most—if not all—of the living expenses I appreciate you sharing this!

This is a really smart strategy, and I definitely plan to stay at home until I’m financially ready. Luckily, my parents are very supportive and even willing to invest with me, which is a huge advantage. The idea of moving from house to house to leverage the 3.5% down payment is such a creative and efficient way to scale a portfolio. Since I’m currently living at home for free, would house hacking still be the best strategy for me right now? I know it’s a great long-term play once I move out, but I want to make sure I’m maximizing my opportunities in the meantime.

Wholesaling is definitely something I’m interested in, but my biggest concerns are finding solid leads and reliable end buyers. Hey Michael, I really appreciate the insight! This real estate journey sounds incredibly exciting, especially when approached the right way. One of my biggest questions is about house hacking—why would it be the smartest strategy if I’m currently living at home for free? Would there be a creative way to structure a deal where I could make a property my primary residence while still renting it out, even if I’m staying with my parents?

I’m 17 (turning 18 soon) looking to get started in real estate investing. I’ve been reading books, watching podcasts, and learning as much as I can, but my biggest challenge right now is figuring out the best strategy to start—especially with little capital.

I’ve heard house hacking is a great way to get started, but I’d love to hear from experienced investors. If you were starting over today, how would you approach real estate investing as a young beginner, and how would you acquire the capital needed for an investment?
