Thank you for this post. From what I've seen (it hasn't been much as it's only been about a month or so) the north side of Austin is developing well whereas the south side isn't seeing as much residential development. In any case, it's great to see more expansion happening.

Hey thanks for posting this. I'm looking to buy in the Austin area so it's quite relieving to read that the growth is doing great (and I assume no signs of slowing down).

Post: What kind of car do you drive?

Hello. My wife and I bought a Tesla Model 3 2020 new. Here's why we went with this car:

-I have asthma and my son has a respiratory issue, so driving electric means at least from our car we don't breathe dirty emissions. Also when the car is on "idle" in a parking lot, drive through, or other place we're also not breathing dirty emissions.

-We have to travel with medical equipment and doing that+shopping or doing other daily activities is hard with a tiny electric car like a Leaf or Bolt. It would be a struggle or even impossible to fit everything.

-Mobile service can fix a majority of problems (if you're not aware, Tesla has a mobile service that will go to the vehicle to do repairs on most jobs). Since again we have to travel with medical equipment, it's a hassle to bring a lot of stuff around and it's much easier to just have a rep come to my car.

-Model 3 is one of the safest cars ever tested.

-Sentry mode (cameras surrounding the car that record while the car is in motion or parked). If someone were to break in to the car or damage it while driving or even if there was an altercation that just so happened nearby, I could get that recorded and use that as evidence to fight my case.

-My previous car was a Pontiac Grand Prix which had so many problems, some of which mechanics couldn't diagnose. ICE cars have so many parts so it's so confusing to fix. I didn't want to deal with that ever again.

I also agree in that I don't need the status symbol, but when it came to safety and health of my family it was hard not to go with this. Overall my wife and I are glad that we got it.

Remember agents have to work for zero dollars until a sale is made. They only have so much time in the day to service their existing clients and work with new ones.  Most buyers are just talk so they are trying to figure out who's serious.

Along with the questions you have above. You can bring a copy of your bank statement w act numbers blacked out, a pre approval letter, and then tell them your budget and price range you are willing to go to. This will really stand out bc no buyers do this.  If you did this I would know you are serious and from there I would tell you exactly whats real and whats not.

Hi Frank, thanks for this advice in the second paragraph. I haven't thought about collecting bank statements and presenting it to a real estate agent (I assumed that only the loan officer needed that information and didn't think it could be useful for the real estate agent too) but I should do that. For sure presenting a pre-approval letter is a must. Thanks!

Hi! My name is Calvin. I live in Kapolei, Hawaiʻi and TBH I have zero experience with home ownership and renting out properties but I'm very interested. I enjoy traveling and eating (favorite food is pepperoni pizza :P ). The prices of homes in general here is way out of my household's budget so I am looking to start out by buying something out of state (eyeing out Austin, TX but open to other locations). Either single family homes or maybe condos. If any of you reading my posts lives nearby then we should definitely get together! Nice to meet all of you.

 Welcome aboard Calvin.

Thanks James. Currently listening to your podcast on Bigger Pockets. Great stuff.

Hi Monica! Thanks for reaching out to me. I'll also start looking at the Memphis market once I find stability in my finances next month (currently in the process of moving so our finances are temporarily kind of whacky). Hope you have a great time here. :)

I agree with you about the numbers making more sense out of state. The prices of rent for single family homes is nuts and boggles my mind how someone can afford it. Eventually I'll get to the point where I can afford to buy locally but until then, it will have to wait.
