Thank you everyone for all your help found out it would be to much of a headache because of historic district restrictions. 

@Brandon Roof what do you think with the specs that I have listed?

the seller said there is no asbestos or lead paint to worry about but how do my own due diligence @Mike Reynolds?  

Thank You @Mike Reynolds I hadn't thought about lead paint or asbestos. The home was built in 1901 so I know that definitely has to be budgeted for.

each unit is 2-3 bedrooms

Hello I'm looking at a 4 plex that is being offered for 129,000 located in a historic district. Each unit needs 10-20k worth of work and potentially rents for 750-950. is this a good deal?
