@Nicky Reader I called last night after getting a phone call from a nieghbor and her story was not the same (she lied to me) as the police officer that responded to the call.

So I have my very fist tenant. She passed screening and was the only applicant on the application. Long story short her first night in the property the police were called out for a domestic disturbance. I feel like I need to address the fact that she should be the only occupant but I do understand that I am making some presumptions here. Before I press send on this email how would you handle this situation?

I have my first tenant. Her pet is a service animal. How do you handle pet deposits for service animals?

@Jason Leavitt funny you say that I have been installing LVP all weekend. I really love the look of it I may go up in quality next time. I had some issues with small gaps but nothing major.

@Emily C. I bought a paint gun because I was told it would go much faster. Let's just say it was returned before the job was finished.

@Jaz McWilson Not sure where in TX you are but there are markets here with very reasonably priced properties that cashflow.

@Joe S. I actually haven't come across anything that I wouldn't do again yet, but I have only been an investor for a hot second. I was just curious to find out what others experienced early in their career.
