Also, does anyone use/have feedback on local Airbnb cleaning services? I have seen GuestPrep, Clean'd, TIDY (although it looks like they don't do Sundays), TurnoverBnb, Spekless. We have used GuestPrep, and unfortunately have had a pretty consistently bad experience. I keep wishing they will be better, but to no avail. I would appreciate any feedback on these services, or others I haven't heard of. We're just looking for cleaning, not property management.

We do need folks to either launder linens or take them offsite to launder, but need to keep the price reasonable.

 Turno never disappoints! You'll get lots of bids from different cleaners once you post an offer with your house details (size, number of bedrooms, bathrooms, location, etc). You can accept the bid, and then talk this through with the cleaner to adjust the price and making sure all your demands will be attended professionally. You can even create your own checklist to the cleaner complete and ask for photos of the cleaning. Plus, you can automate the scheduling based on your Airbnb calendar. It's a real game changer!

 I have properties in states other than the one I live in. I use management comp for some of them, but not all. It is possible to manage your properties with Turno, as it creates automatic cleaning projects, has problem report functionalities and so on. It can be a bit overwhelming at first, but managing my properties remotely has given me a lot more time to focus on other activities. My only piece of advice is: don't choose the cleaner based on your pocket, choose based on your heart. The lowest-priced cleaner is rarely the most efficient one.

They tell us they have no way to transfer us to billing and they provide no other details. Payout dates are not showing in the system.

 That's why I don't use any OTA other than Airbnb, nor any cleaning app other than Turno, and nor any PMS other than Guesty or Hostaway! Airbnb may have its flaws, but its support has never failed or left anyone in the lurch. I hope your problems get solved as soon as possible, best of luck!

Be prepared, mate. STR laws in NYC are very strict and the city wants all STRs wiped out so that hotels can profit, all bc of some tax issue. HOWEVER, there's a great demand from travelers and tourists who need a place to stay in the Big Apple.

That's what I thought as well! And I'd definitely would choose whole house, I had nothing but bad experiences with room renting...

I've also played with the idea of doing a combination of services to include either Breezeway or TurnoverBnB for their cleaning team systems. Does anyone have a favorite system or cocktail of systems to smoothly run their operation? I would love any thoughts! Thanks y'all!

Turno is awesome, really, one of the best apps I know on the STR industry, but it's not a PMS. Go with Hostaway, great cost-benefit, and it's integrated with Turno as well!

 Oh god, this is astonishing. I've seen a couple of houses like that, but I didn't know it was a thing! It was inevitable, I guess... It happens all the time with economic investments... They overvalue and then there's a big drop, then the market giants look for another commodity. Why wouldn't it happen to properties like that?
