Can anyone out there recommend an Attorney

In the Syracuse-Utica area that is experienced in the purchase of a SFH that

has a Reverse Mortgage that is also upside down (Short Pay) ?

Seems like a large fee but I don't know what is typical and since my new property is a student rental i will be getting new tenants every year

, thank you very much for your response. I own SF homes in Phoenix and just purchased one Student rental home in upstate New York. My manager in Phoenix charges nothing or $100 finders fee for each new tenant. My new manager in New York charges 50% 1st months rent which works out to about 4.1% per months rent plus their 10% management fee. A total of 14.1% per month of gross rent!!  Seems excessive but

Is there a standard lease fee ? I understand that 10% of gross rent is a standard  management  fee.  Are leasing fees typically a certain percentage  of gross rent or  follow any  other criteria?

How does one go about performing their market research?

I have tried citidata.com but I could not find a chart that shows

population and job growth. What are the best and easiest resources

to analyze a market for a potential RE investment?

Economic market analysis

 Where are the best places to research the economic growth of a market?  I have found  some useful information on city data.com  but I wanted to be more comprehensive in my analysis.  Any advice ?

I own 5 SFH in a C class area of Phoenix AZ. My first tenant in my first home is still with me going on 3 years but one of my other homes is going to have its 5th tenant in a little over 2 years. The difference of income on these two properties is of course significant. What is a realistic criteria for C class property? FICO score, back round check results, proof of income etc? My manager has also been renting my houses for $850-$895 and we are getting $600 for security deposit. Shouldn't security deposit be the same as one month rent ? Should I use someone that screens tenants for landlords? My vacancy's are always rented quickly but I am willing to pay more and wait longer to find a good tenant that will stay for a while and pay rent on time. Anyone with experience, please help!
