I have a few deals I have came across for fix and flips in the last week or so in the Louisville market. I have established funding for 70% of the ARV, 100% of the rehab and %90 of the purchase price. I am required to bring 10% to purchase any of these deals which range between $60k and $110k and potentially any other costs. I am searching for anyone who would like to invest money or time (if local) in these deals. Don't hesitate to contact me!

Hello BP! My name is Caleb McFarland. I'm 22 years old and I'm from Louisville, Kentucky. This will be my second introductory post as I have become much more focused to take on REI along with everything BP has to offer. I should be a licensed agent by hopefully no later than the end of May or potentially mid June. My intentions are to buy my first starter home by the fall which I will then take on as a room-by-room project. My idea is to raise the value of the house to eventually flip, or turn into a rental which I would prefer. I would like to take on this project first hand to really understand what it takes to take on a remodel and what the work actually takes to do all form first hand experience. I'm starting to run deal through the analyzer that BP offers to its pro members along with trying to understand certain zip codes in my area that I'm interested in working in. I'm currently trying to associate with more and more people in my area to find a potential mentor to guide me along this bumpy road of REI to help me avoid some major mistakes. Any input from you beautiful people is greatly appreciated! Thank you all in advance
