 I have a multi-family with BSI and haven't had any major problems with them. I had one hiccup with the renewal of my insurance but everything else has been smooth.

Yes, I have a deal to close in two weeks or so and I got quoted a 7.0 %

I'm in real estate and/or I make my own schedule being self-employed. Depending on the person you will still get "must be nice"

I started out with a PM but I decided early on that I wanted to be more remote. I was willing to take the 8-10% cut. Decision is yours!!

Search out DSCR (Debt-Service-Coverage Ratio lenders, that basically use how the property cash flows to lend. Helped me out tremendously once I reached my limit on 10 conventional loans.

You just need to go the DSCR (Debt-Service Coverage Ratio) route that basically just lends on the basis of the deal. The interest rate won't be as low as using the bank under your name. I went this route once I got to the 10 conventional loan limit. I recently closed on a deal in April, if you need some lender recommendations PM me or you could just google dscr lenders.
