Whew. That $178 after refinance is SLIM. If that's a super conservative number, OK, but your ARV needs to be solid.

I'm still in the <$100K range for BRRRRs, so take my comments for what they're worth with that context.

To the people saying "you'd save a couple hundred dollars at most" ... That's like a 25-50% difference in total cost between 2 companies.

Yes, the total dollar amount isn't all that high, and there may be better places to save that much or more, but dang it's a big difference between companies when you look at the percentage.

How did you determine this was the deal you wanted to pursue. I'm considering a build-and-flip, and looking into comps for the area for my intended build.

How long did build take, and how did you finance? How long before it sold? Were you showing it before it was completed?

Investment Info:

Single-family residence buy & hold investment in Basehor.

Purchase price: $67,000
Cash invested: $25,000

Wasn't planning to run a rental unit, but was kind of forced into it. It's working out OK, but that's got me a taste for it, and now I want to do some 4-plexes!
We took this house from bare subfloors to what it is today.

How did you finance this deal?

Got some silly FDA Rural Development loan for 100% financed and put what we had saved for downpayment into tools and materials like hardwood floors.

How did you add value to the deal?

Lots of forced equity!

What was the outcome?

Appraised ~$175K in 2019 (if I recall correctly)
