Hello everyone! I am looking for an investor friendly realtor south of Nashville, TN. I'm looking for an off market deal that would end up being a live and flip. I'd live in the home 2 years and sell afterwords. I want to be able to get the home at 80% ARV. I am looking in Franklin, Nolensville, Arrington, Spring Hill, Brentwood, Fairview, Thompson Station, North Columbia. I work in Franklin so the commute has to work. Hello everyone! Real estate agents, wholesalers, investors or anyone selling property in the Nashville area, I am looking to make a purchase in the next 7 weeks.

I am a young investor and I am looking to buy a residential property to live in and flip over a 2-year span.

Home must meet these specifications:

  • -3 Br 2 Bath, 1,100 square feet plus (preferably at least 1,300)
  • -Single family home or duplex (In other words nothing attached to something I don’t own)
  • -Purchase with renovations factored in must be below 80% ARV
  • -Doesn’t have to be move-in ready today but it needs to be close enough to that point that I can move into it in 7 weeks
  • -Location: Franklin, Spring Hill, Fairview, South Nashville, College Grove, North Columbia, Arrington, North Chapel Hill, Nolensville and anywhere else that would be within a 35 minute commute to 117 SE Parkway Franklin, TN 37064.

I will be paying in cash with a budget of $225,000, no financing contingency.

@Chris Masons When it comes to the number of doors I'm not thinking necessarily in the number of properties. My thought is this would be 1 to 2 deals, the minimum building size I'm looking for is 12 units. I like the partner idea a lot, because that could help me bridge the experience gap some. Congrats on 25 doors happy to see someone doing well in Jersey!

Thank you to everyone for the responses. It is very interesting to me to learn about what people are doing in this market. @Josh Braun and @Devan Mcclish I like what you guys are doing. I'd love to dive deeper sometime. I also like seeing people who are elsewhere investing here and how it's working out for them so thanks for the numbers @Amit Kal

Thanks for all the responses everyone, sorry for the slow reply but my computer has decided not to work so I guess the app will have to do. It looks like most of you are investing in the area around Nashville, or live here. Would love to meet some of you in person to learn as much as possible!
