Hey there Nick, great questions. To give you a little background, I’m a 23 y/o Logistician with one rental property in my portfolio. I’m looking to add my second in mid-2020.

1) In terms of difficulty, acquiring my first property was rather easy. I live in Knoxville, TN, one of the hottest RE investment markets in the US, so I was actually able to find cash-flowing properties on the MLS. Networking and finding a good RE agent, a loan officer, and tenants was also pretty easy. I found that the agents and financial partners were hungry for business and happy to help, and there was high demand to rent my property when I listed it on Zillow and Craigslist.

As a caveat, the barrier to entry for me was educating myself enough to feel comfortable making this first step. I spent 3 years listening to the podcast, reading books, and networking before I started searching for my first property.

2) I highly recommend Linkedin!!

3) As mentioned in a previous reply, the younger generations are moving to large metropolitan areas. In particular, I’ve seen a lot of interest in Dallas and Houston. In Tennessee, most of my friends have ended up in Knoxville, Nashville, and Chattanooga.

4) I’m looking into STRs currently, specifically log cabins in the Gatlinburg area.
