If the bathroom was added prior to them they probably won't know but still included the extra bath in the listing. As a buyer it's up to you to double check and see if there's issues. Would be no way to truly know the seller knew unless there was more to the story.

Not a big deal. People either care or don't care, does not change resale. A mitigation system will take care of it if you wanted to remedy it.

I would save it for reserves or pay off any consumer debt. What kind of area is the 50K one in? I assume lower end so you would want cash set aside for repairs, evictions or vacancies.

I don't find a per SQ FT to be accurate for single families. There are too many variables that can sway the rent. Comparing apples to apples is best or having a PM give you a range.

Be super careful with them. Do your own comps and due diligence(as any other deal).They produce a lot of deals but I rarely see any that make sense. As other wholesalers there is no inspection period and EMD is non refundable.

There can be loan options for 15-20% but the rates might not be great. Do you still own the duplex you bought in October 2024? Do you live in one of those units? There are guidelines for owner occupant loans on how long you have to occupy.

Do you have equity in the current properties that you can utilize to scale? Are the 2 properties currently cash flowing? I would be careful not to be too aggressive/risky with little kids and taking a pay cut. If income is your constraint that might be something to see if there's room to increase. There is creative ways but at the end of the day you'll still need money to do those deals and have reserves.

If you can do the work in the short time HELOC is the way to go. If the timeline drags out then HELOCs can get expensive. Have you verified cost and comps for doing the work? Would it be easier to sell as it is and reinvest into the next property instead of going this route?
