@Account Closed congrats on making the decision to get in to RE! The condos near Pier Park are not necessarily twice as expensive- in fact they are about the same price per square foot as the ones a few miles east and west. It all comes down to the location you desire- most of them offer great amenities as well. 

As far as financing or cash I am a fan of leverage as that is one of the biggest benefits of real estate. I have a handful of local lenders I can recommend as well.

@Octavia Christian I have found most of my good deals through direct mail. I mail MF owners all of the time and if the property does not fit our acquisition criteria I broker the deal to other investors. 

Similar to @Nathan Platter's story our first purchase was somewhat of an anomaly. We bought a duplex that had sat on the MLS for a long time for being overpriced. We were able to negotiate the right price for the property, it cash flowed great and we sold it 14 months later at a price 55% higher than what we payed- I did my first 1031 exchange from that one into a 25 unit.
