Out of curiosity what do you feel you would be gaining from only working with a listing agent, and not having your own representation? In my opinion realtors do not earn their commission by finding you the property you decide to move forward on, I have yet to meet one that can read minds.

Lesley Resnick I'm with you after I spend my time rehabbing a home, I'm definitely hiring a professional to market and negotiate. My expertise is in rehabbing. Their expertise is selling it for top dollar! I do not see the value in tying my time up selling the property, when I could be working on the next one.

I think a lot of the negativity comes from the fact that wholesalers claim to be cash buyers. If you want to wholesale a property you should buy it and then sell it. Tying someone's property up in a contract when you have no way to close without a third party coming to the table, is shady IMO.

Chris V. I bought a home that needed a complete rehab, spent about 40k I had saved up on materials and spent a year doing the work minus the roof (not a fan of heights). It was my primary residence meaning I was living in it during the rehab, this helped to maximize my profits. Advice I would give to someone that wanted to get into RE is 1. start saving and living frugal, put every dollar you can towards your dream. You will have more opportunities if you have skin in the game 2. Spend some time learning about drywall repair, learn how to do minor electrical and plumbing (like hanging a ceiling fan, or replacing faucets and drains) these will benefit you tremendously even if you end up hiring someone to do these jobs it's gonna be harder for someone to take advantage of you because you understand what is required. 3. Find a niche you like and know that area of the market like the back of your hand. Hope to see you around, if you want to grab lunch sometime and talk RE just shoot me a message!

Understand, I'm currently working on my second live in flip I will be in it for another six months because of a primary residence clause. Stinks it could be on the market now, but in the beginning you have to start somewhere. I'm in the Columbia area if you ever want to network. I like the Greenville market seems to be a lot of potential in that area of the state.
