My friends and I are looking for a responsible handyman with reasonable price. The handyman our property manager referred are charging us much higher than the market price. If you know any good one, can you refer to us? Thank you so much.

I am thinking to purchase my rental property in LLC. So far, I was told the mortgage rate and insurance for LLC will be higher than personal. Are there any additional fees if purchasing the rental fees by LLC? If so, can you tell me how much? Thank you.

My mortgage broker recently told me that they know a lender who allows clients to transfer rental property title to LLC, but keep the mortgage under personal name. I am wondering if anyone actually did that before.

Any tax issue by doing that, such as How to claim the interest expense, as the mortgage is under my personal name, but the property is in LLC.

Also should I buy a new title insurance and property insurance?

Hi, I am new to real estate investment. After closing my recent two purchases,  I receive more and more marketing mails. I have a feeling that my home address and phone number are public somewhere. 

I think there might be a system for mortgage brokers or lenders to find my information, as I received many mails having my mortgage rate, amount, my mortgage broker's name. These mailes say they can provide better rate for me. 

Another group of mails are for the titles.  Some mails state I need to pay some title fees, and ask me to send them a payment. Others say they are interest in my recent purchases and want to buy my recent purchased houses.  I also received some text messages on my phone, saying they want to purchase my house. 


I feel uncomfortable that my personal information is in public.  Can anyone give me suggestions to prevent it?

I am thinking to register a physical address in UPS and use that for future mortgage applications and title registration. However, my mortgage broker said the underwrite won't allow that. And the title company told me I will need to physically sign documents every time for a new mortgage or refinance if I use a registered address different from my actual home address.

I think setting "class" is the best way. So you won't get too many accounts in your book, when you have more properties.  However, I think the basic plan for QB online won't have "Class" feature.   I  purchased a desktop version and installed  it on my laptop.
