I am looking at investing further a field outside our initial comfort zone (Gulf Coast, Florida) and have been looking into Jacksonville, FL.  I would appreciate any advice on specific areas in Jacksonville that might be a good starting place for single family homes or small multi's.  We will also be in Jacksonville next month and would like to meet up with a Realtor who is knowledgeable about investment properties in Jacksonville, so self-referrals would be appreciated from those of you who invest and hold a license in Florida as well.

Thanks for all the information which I will bear in mind. I say this as the owner ( or possibly the bank ) just paid all the taxes owing today and stopped the tax deed auction sale taking place. The foreclosure I assume will now still go ahead. 

Hi everyone,

Having been investing in real estate property for 8 years ( flips, rentals etc ) both here in the USA and in London I am now looking to get into the business of buying and selling notes. 

I was advised to start with non performing notes first before progressing to performing notes. 

The property inventory is drying up at present in the USA, especially in Florida where I live,  and so the note business seems like the next logical step for me to invest in.

Any opinions or advice on starting out in the note business would be gratefully received and any educational resources / contacts also very much appreciated.
