Hi All!

I'm new to the forum here and my career for that matter ;) My Dad forced me to listen to BiggerPockets podcasts and audio books every summer I worked with him. I guess it paid off because here I am! Anyway, I'm looking to commit to my real estate career and investing. I've saved up enough money to pay the bills for the next few months and am literally walking the streets knocking on doors to find deals. I've found a couple of leads that I am working. I live in Stillwater, Ok which is a BOOMING college town. If anyone is looking for "boots on the ground" in this great community. Just HMU! Thanks for welcoming me to the community.

@AJ Hu I empathize with your situation. Being self employed for 20 years, I've been on both sides of the fence. It sounds like due diligence and communication could have been better on both sides. I've learned the hard way to get and give a quote concerning business matters. Not judging at all, like I said, I've been there. Call it cheap tuition and move on. Best of luck!

@Rhett Tullis I agree Rhett, those who are over leveraged in this market are going to have develop some interesting strategies to hang on in this market. Do you look at your residential investments as a hedge for your commercial?

Ask your accountant about filing an S election instead of as a partnership. You should be able to file a standard wage for the industry.

I just sold my personal residence in the SW 15th and Mustang Rd area of Yukon, Ok. I owned the house for 2.5 years and gained 8.8% equity. I have a friend in the area who flips homes. He can't keep enough houses in the 130-160k's. Personally, I'm new to the real estate investment business. But, I'm focusing on finding some great deals that are sure to roll down the pipeline eventually. What are your thoughts on multifamily for this area?
