My husband and I just closed on our first investment property a few days ago. It's a duplex, and we will be living on one side and renting out the other. There are already tenants on other side who we have already spoken to about moving out within the next few months (hopefully sooner rather than later). We offered to refund them their last month's rent as an incentive to get out by the end of October (the guy's wife has been in the hospital and they've had other personal stuff going on - hopefully this was a good idea. He seemed really responsive and appreciative of the offer). They were previously under a month-to-month lease. All communication so far has been verbal.
Does anyone have a good lease that I would be able to leverage for our tenant? Or do you think it would suffice if we wrote something basic up ourselves to cover this last month or 2?
The other thing to note is that one of the people on the other side smokes. We already know we're going to have a lot of work to do over there, but we want to tell them to stop. I'm thinking we can write this into our lease? We haven't mentioned anything to them verbally yet.
