Hello -

My husband and I are interested in a property that needs a complete rehab.  It's a brick duplex (listed multi-family) that has been converted to a single family layout.  The inside has been gutted down to the brick, subfloors removed, etc. so it's a complete interior rebuild.  Looking for lenders who are willing to lend on this type of property.

I have had mortgage brokers willing for 15-20% as long as you are under 4 loans. Fanny/Freddie allows for 15% under 4. They don't allow for it above ;(

 The lender said since it's a double they require 25%

Were in Columbus Ohio in contract on a double and just wanted to see if anyone knew of a bank that would lend on a double for less than 25% down. We have about 40k in cash but will need to pull from a HELOC for the extra which we'd rather not do. If anyone knows of someone please chime in. Thank you.

We are in Columbus and didn't think it was a tourist destination at all but we live in the best neighborhood and can walk to many bars and restaurants. Turns out people come for much more than just the events at the convention center.  Its not considered passive income so there are tax implications that come with that. You also need to treat it like a hotel and provide as much or more than they do. Create a things to do booklet for the guest. Have comfy linens and towels. Price yourself as a value alternative to the hotel so if a one bed is 150 a night yours should reflect a value alternative. Such as 3 bedrooms for 250 or something like that.

This is my cousins property I'm not profiting off the sale.  Just want to help her out. She really wants to sell. It was appraised for 180K . Asking 134K but would take 115K !
