I don't know what you seen on Realtytrac and how that works, but I don't think houses are going for $15000 out here with rents starting at $1200 for a 2 /1 sfh. $120000 seems to be the where they are starting at right now, and I know a lot of investors out here that would be all over them if they were even at half that.

I have been a member on this forum for about a week now and appreciate all your comments, I'm here in the Bay Area and have been interested in finding the type of properties Tim and Flipper are talking about for cashflow maybe flipping if possible, would you guys mind a newbie picking your brains sometime about out of state investments ( Did I mention I live in the Bay Area?) Me and a friend were looking to get started but would appreciate some insight, thanks!

I appreciate the welcome, better late than never. At this time I'm just kind of gathering info trying to determine the best plan of attack, its crazy out here right now prices keep dropping, I would'nt even think of investing out here right now no end in sight, so just trying to determine if something out of state is in option or just be patient and raise funds.The painting biz is pretty good right now, for me at least, but just about everyone else is getting killed, lots of contractors with no work, some for months now, to bad a lot of good guys. I went through the same thing 2 years ago, 8 months with almost nothing, got hit first because I was doing repairs for water damage/ mold on new homes for big devolopers ( D.R. Horton, Meritage, Richmond American), unfortunatly too many eggs in one basket, but I've regrouped and things are pretty good right now, still could'nt stop a foreclosure on my primary residence, no work and massive medical bills is a bad combo :violin: .So for now I'm lurking, no more bills, debt free and getting ready for action.
I forgot to add that you should make sure you use original kilz, not the water-base or the interior/exterior brand. And remember to wear a respirator, and have proper ventilation, wicked stuff.
As a painting contractor I have done extensive work with fire, and water damage, animal/human feces, Kilz is the only thing that works, and that is approved by insurance companies, just remember to reseal any corners or edges that are cut or broken after sealing.

I found this forum researching out of state properties a couple of days ago, and have really enjoyed the information I have found, first forum i've ever joined! I have been running a successful painting business for the past eight years specializing in restoration, fire and water loss. I am looking to start rehabbing and slowly building a portfolio.I strongly believe in surrounding oneself with those more knowledgeable and look forward to any insight and advice, it is truly appreciated.
