Lindel, how many flips did you do per year?  And you're saying you did no work on the property yourself?  So you hired a GC and checked in throughout the day to check progress?

How many of you work full-time jobs and do complete flips on the "side" while hiring contractors to complete all the work?  As in, you manage the project from your desk at work.  

I'm a teacher and I'm really starting to wonder if it's possible to teach and hire contractors to perform work on flips.  

I have personally flipped a few homes myself, both became rentals.  So I have an idea how the process works, at least a little bit.  

Thoughts?

I think it makes sense that you have to become a salesman. You have to seek out leads. Talk to people. Build a mini-network. To me, that makes the most sense. The MLS is weak. Foreclosures will be saturated.

Where is the best place to find leads for flipping?  fliers?  foreclosures at court house?  word of mouth?

All I know is that the MLS is pretty limited...

I feel like there's no replacement for experience.  How will I know until I experience these things and make mistakes?  You can do theoretical property analysis all day long, but it takes getting in there and doing it.  Every property is different, with different circumstances.  I dunno.  Any thoughts?

Well, I am going to do a flip in the summer (when I'm off) first before I make any moves.  I think i'm on the right track with having enough money-liquidity.  I need to research how to find deals, how to analyze deals, how to make a correct assessment.  And...I'll bet BP has all I'm loooking for.

I am clueless on this.  There are definitely run-down homes that need rehabbed.  All over the place.  But I'm not sure about competition, market, how to find deals.  I'm seriously clueless.  And don't really know how to not be clueless on this.
