Hey guys I got to thinking about rehab costs. I was wondering how much you guys usually she'll out for a full rehab. Is it possible to boil it down to an average cost per square foot?

I'm dealing with a seller who has six properties that he wants to sell. The rub is that all six have tenants. My question is how do you guys handle these situations where you have to honor the existing lease? I don't intend to be in the landlord business. Are these tough to wholesale?

I've talked to several title companies here and so far I'm not sure about any of them. They will do contract assignment and double closings. However, they want full disclosure to both sides about how much I am making on the deal. I've some to believe that this is a potential deal killer no matter how much I am making or how little.

So I guess I am wondering how to get around that. Am I talking to the wrong title companies or what? Seriously considering just closing with hard money and then selling "as is" at a below market price on the mls or some other way. At least then I don't have to explain myself to anyone and there is probably more money in it for me.

I've seen it said that one way to find cash buyers is to call up people who post "We buy houses" ads. My question is how do you sort out real cash buyers from people who are just wholesaling. It seems that wholesalers often present themselves as cash buyers when they usually aren't. I'm not sure it's the best use of my time sending deals to people who cannot close on a deal.

I think I agree with you guys. I'm thinking that my time might be better spent finding the deals instead of chasing buyers when I have nothing on the table to offer.
