Hey everyone, I was talking with a friend of mine about a 5 bed 3 bath property I purchased in hopes to make it a large family rental. He asked if I was going to allow pets. In any other case I would definitely say no because of the extra wear and tear but he was talking about people with family pets.The house is already an older home and has a partially fenced in yard. A part of me thinks that it wouldn't be very difficult at all and I would attract more tenants. I looked at the other comparable rentals in the area and they don't allow pets at all so I would have an edge. Am I crazy for wanting to allow pets in the home.

My rehab strategy would simply change to leave the current carpet since they are in okay condition and I would probably add a doggy door to the bottom walk out since the door is a bit run down anyways.

@Max McNally I have thought of it but don't know where to go if I did. It would be a good area for a 3 bed 2 bath but I am still researching what the rules are on marrying and splitting lots. Plus I plan on using all of my VA Loan purchasing at my next location. Can you build a house for little down?

5 bed/3 Bath in Beavercreek. I have started to do all my own rehab. The house I purchased was a rental for 15 years prior, the owners wanted to sell and retire so it's still decorated with original 1980s and had some weird fixtures installed; jacuzzi, weird sink and crappy doors. This winter I am going to do the kitchen and bedroom fixtures, next year the bathrooms and when I get ready to move I'll do the painting and finishings. I may get a contractor to remove a jacuzzi tub from the bathroom downstairs and install a tub. If I can im going to try and learn how to sell a 1/3 acre plot to reduce upkeep and taxes because Beavercreek is expensive. It takes 3 hour so on a push Mower to cut the grass. What about you?

Hey Max, I live in Dayton and am doing a house hack for a BRRR. I am in the rehab phase of a single family but will be moving to Multiple families at my next location in a few years.

I am just starting to look at getting a team tegether as well.

So I bought a house to turn into a rental property and got a nice stack of bills from all the different inspectors and contractors that I had come out. I made my way through until I got to a plumbing contractor who snaked my sewer line. I called them and got an answering machine. No big deal, I leave a message with my contact info. I call the next week asking them to call back on the machine and get nothing. I do this for about 6 weeks and get no returned calls. Finally I call before business hours and get one of the plumbers and explain that I have been trying to pay this bill for a few months now. He says that the girls in the office will handle it and I can call back then. Instead I give him my number to hand off when the girls get in and get a call an hour later from the company. Sure enough they can't find any messages from me nor don't know why they weren't available when I called during business hours. So I tell them I'm in class and to send me the bill and I'll pay for it. I don't want to deal with a collections when I have been trying to pay this bill. Sure enough I get the bill and it's not even for a sewer inspection, it's a fixed trap on a sink. I have no idea how to even approach this now as I am speechless that I had to chase down a plumber to pay him and it's not even billed right. Now I am doubting the quality of the inspection. Just venting.

hey everyone, so with everyone's inputs I think i jave a solid idea on where to go.

1) Estimate between replacing the front pieces of wood (door and surrounding wood) and just reprinting it. I would prefer to replace it with a newer wood.

2) Going to build the kitchen island.

3) Replace Countertops with anything but yellow.

4) Install some track lighting

5) Building a pantry between the fridge and countertops. Hopefully I will be able to match the rest of the kitchen. I think I can get a leg up of the median rentals with a better kitchen for a large family.

Going nuts $3000 but that's ripping out everything and putting in all new. For taking off the wood panels/door and building a island, about $1200 and that is still with replacing the counter tops, sink and adding a back splash.

Thanks for the reply. For the most part I am asking for about $1650 while comparable properties are advertised/rented around 1800. However I have no qualms for renting it out for more but just want the value added. I live in the property but there are only two people in the house. It's hard for me to judge whether this is big enough for a family of 5+ or whether a renter is willing to pay for an updated kitchen versus one that looks like mine. I have seen a few homes on Zillow and they look to have more space but have the same outdated look.
