Thank you all for all of the advice. @Elizabeth Colegrove I have been having discussions with my wife about getting into a rental property, and she would agree to do it under certain conditions, one of which you mentioned with having a roommate/duplex that basically covers most of the mortgage. I actually ultimately want to do buy and holds. At first it seemed it like doing wholesaling was the best way to start out, but after listening to more podcasts and reading I don't know if that is necessarily the case. I don't know how many duplexes are available in my area of Palm Beach county, but that may be the way to go.

So I recently spoke with someone from an organization that will remain nameless, and was basically told that if I didn't have at least $2,000 to start out with for investing, then I will never get any deals. My financial resources for investing are very limited, so that was a bit discouraging to hear. He was right to a certain degree, but I know that others have had success with little to no money spent. I'm sure it wasn't easy, but I know it is possible with some creativity and consistency. What are some things I can do for free or very inexpensively for now, until I have more financial means to find deals to do wholesaling? I'm already driving for dollars.

@Elizabeth Colegrove Thanks for taking the time out to comment. I just spoke with someone from an organization was really discouraging. I know things are difficult and take longer without having much money to start out, but he made it seem like I wouldn't get any sale unless I had at least 2k to spend. I know that would be help me quite a bit, but I don't think that HAS to be the case necessarily. Do you have any suggestions on some free or very inexpensive things I can try to find leads until I actually have more financial resources to work with? I'm already doing driving for dollars.

Hello everyone. My name is Bobby Valcin and I currently reside in Lake Worth Florida. I decided to start getting back into real estate investing about three weeks ago. I'm hoping to do things the right way this time. I'm working full time and doing an internship right now. Between the two I am working about 67 hours per week. Needless to say it is tough to get a lot done with investing, but I am still learning slowly and doing as much as I can anyway.

So far I have started out listening to a couple a podcast to educate myself. I can do this in my car, and at the gym (thank God for technology)! As far as action steps I am driving for dollars in the areas where I work and live. I plan on doing individualized direct mailing with the houses that I discover. I have set up a Google voice mail account, and I plan to start posting ads on Craigslist and TRYING to go to at least one REIA group in the near future.

As I mentioned I have very limited time until December, but if anyone has suggestions on how I can best use that time until my internship is over, or just in general, I'm all ears. God bless.

I recently did some driving for dollars near my work area, and noticed that there seems to be a large amount of distressed properties. I know it isn't in the best area of town, but I know that people have had success investing in some rough areas. I want to start doing some direct mailing with the properties I've discovered, but I don't want to waste my time if nobody wants to invest there. 

What are some things I need to consider when looking to do wholesaling, or even bird dogging in the rougher parts of towns?
