Hello experts,

If I move into one of my rental property and use it as a primary residence, how soon can I refinance the mortgage as a primary residence and therefore better interest rate?  Thank you.

I have a rental property that I was going to put on the market to sell and I have a realtor/agent that I have aligned to work with me on this transaction.  However, my tenant just informed me that he is interested in potentially buying it from me.  In this case, how much percentage is appropriate for commission as my agent doesn't now have to do all the work associated with listing/marketing/showing?  What are your advices in this scenario?  Thank you!   

I've been using traditional paper rental application for my rental property, I see sites such as zillow rental manager now offers online application feature.  Due to Covid-19, I am thinking of it giving it a try.  I would like to hear from others if there is good reason to not using online/digital application?  Thanks.  

I got a new applicant today that claims she is a recently divorced mom with two kids. She is a school teacher but salary from teaching alone is not enough to pass income criteria, but If I add the amount of child support she gets from her ex-husband, then she qualifies, the question is how can I verify the child support income?

Thanks for all the great suggestions! On a related topic, I called a potential tenant's employer for salary/wage verification and was told normally they get a wage verification form from folks like me to complete. Does anyone have a sample form that I can adopt?
