@Caleb Heimsoth thanks, what are the best ways to come up with down payment money outside of saving it up.

Has anyone ever use Upstart or Marcus by Goldman Sachs loans for a down payment on rental property?

My wife and I have been approved to buy our first home. We want to house hack a 4 plex, but all the ones we see that might give a decent return are fully rented out. Do we, or has anyone followed through with buying anyway? How do we convince the underwriter we will be living in it? Should we just wait to find one that has an empty unit?

That's what I thought, I called my title company and they said. They would not insure a quitclaim. I'll call a few more companies around Oklahoma city

So with a warranty deed you can spend your own money to sue the seller if any encumbrances come up on the title after closing and the title insurance says the title company takes care of issues if any. Have you ever done a deal with a q's but still had title insurance?

so having title insurance is the same as a warranty deed? will the title insurance still be good if the title company goes under?

i have a lady wanting to sell her house that I is worth about $46k.

she said her principal is 56,816

and her payoff is 37,468

payments $555/mo

10.95% intrest

im confused on the principal -vs- payoff part

if I were to start paying on the loan, would it be the 56,816 @ 10.95% ?
