If it is not going to work, move on, recoup you costs.

I applaud your mission.

Consider checking some of the local social agencies, there may be some housing stipend monies available. You might be able to rent per bedroom instead of per unit. This can give you 2-4 times more rental income.

When you think about what legal entity you set up you may want to consider a non-profit one giving you access to additional monies.

Remember you are trying to present a complete and attractive package for your cash buyers to consider.

The more info presented the better snapshot.

The cash buyer will do their own inspection prior to buying.

Welcome. Connect with the president of 3 different REIA clubs ask them for a good investor broker or agent. Connect with one to assist you in the process. You can let them know you will list it with them when you sell.

Attend 3 different local REIA club meetings meet people, gather info, resources perhaps a contractor to link with for a project.

Broker and property manager relationships are good to cultivate for deals before they hit the market.

Wholesalers are a great source. Once you meet them get their contact info. HINT call them 1-2 days before the next REIA meeting they are going to see if they have any new deals.

Real Estate is a people business. People like doing business with people they like and trust.

You can only benefit by developing relationships with multiple brokers, agents, property managers, appraisers, inspectors, attorneys in short all team members and potential team members.
