How to buy a small multifamily property is a great article thanks for the recommendation to read @Brandon Turner .

.yes @Ben Leybovich I plan to use this site to my advantage. All the things I am learning is making it hard to not be able to do anything. All the information I take in is kind of a tease seeing as I don't have the ability to act but it is fun learning and looking at property with potential.

Do you guys have any advice on any kind of licensing? maybe some classes I could take to obtain certificates of some kind of license that would give me something to offer to someone who is looking for some kind of property manager?

Brett Cate thank you for the advice I will do just what you say and look into the leverage. working some kind of property management is an excellent idea!! I know someone that has property I told him I wanted to help him whenever he needs someone so hopefully he will take me up on that. I intend on reading a lot of books and hopefully gaining some experience before I make a move sound advice and I appreciate it!

Hey Justin Silverio yea I would love to start earlier but I just don't want to have any bills that could hinder my cash flow. But I am still in the idea planning part so I will definitely consider and it I appreciate you taking the time to give me some advice If the right deal came along I would definitely jump on it!

I saw that u have been flipping homes for 2 years I used to work for a carpenter and we did an addition a flip and a lot of little stuff roofing, siding, painting, flooring etc I learned a lot. I am planning on using the skills I learned in my my goal of real estate investment.

I am in the Essex county in the Lowell area. Berkshire county would be to far away for me I saw Worcester had a lot of lower priced duplexes for sale but I really don't now how to determine if there is any value in that area but that's why I am here to learn as much as possible. thank you for the advice!!

I am on the NH border but I want to invest wherever is going to be the most profitable! It could take up two 2 years before I am able to start looking for a property so I haven't decided where exactly I will be looking. I would like to find something on the lower end first so I could potentially pay the property down quickly and start building income generating assets that way.

Hello everyone I am a recent new member that joined this forum because I would like to learn more about real estate. I am in my mid 20's and am currently snowballing my debt until I have zero! In the meantime I want to learn as much as possible about buying investment property. My goals are pay off all debt (student loan, car loan) save about 20k and buy either a duplex or triplex. I have never owned a home so it will likely be a FHA loan my plans are to buy fix it up and be an owner occupant. Any advice is greatly appreciated especially if you are from mass.
