There are a LOT of scammers using quit claims in Florida. I mean TONS of them. Consider paying for title insurance yourself and if she still balks at it, stay away from the deal cause it's no deal!

@Jon Malham You definitely want a title company to check the condition of title. You don't want to find out later that there are other issues that will cost you more money. Find out now so you can back out of the deal if need be.

The standard "FAR/BAR" (Realtor forms) should work fine for you even if you are not using a Realtor. You will need the "subject to" addendum to go with.

Always get inspections on a property, even if you're buying "as-is". You need to know the condition of the property so you can fix what needs fixing, or back out of the property is in worse shape than you thought.

I think some of the worst advise I've ever heard were:

1. "Don't bother trying, it's not going to work." (from someone who had never owned a property).

2. "You didn't get ANY response from you letter?! Well don't waste your money on sending them another one!" WTF?! I ended up sending out follow up letters and got more properties.

3. "Just hang in there, the market will turn around again in a few months". I put my properties on the market and sold anyway. I was doing some buy and hold and some flips in SoCal. this was mid 2000s. Made a killing, paid taxes but still had money left over. My friend lost his house to the bank.

and the real WINNER:

"Just QUIT".

Quitters never win, and WINNERS never QUIT!!!!!!

@Shaun Hatton Please clarify your question. If it's regarding the property condition report, it usually means that there's paint pealing or cracking. LBP is not considered defective, but must be disclosed.

One of the problems with bedbugs is that you can't just kill the live critters right now, but have to keep repeating the process because eggs hatch. This will end up being an ongoing process for a few months I'm afraid.

The United States has, traditionally, had lower cost housing than pretty much anywhere else in the world. You're in the right country, now just find the right place to invest.

I enjoy South Florida because Florida is the fastest growing state in the union due to the ever increasing retirement community, our great weather, and again our relatively inexpensive housing.
