No technology can make up for being genuine. Put yourself in their shoes, would you want someone to use gimmicks on you, or just introduce themselves and explain the situation? Don't over think it. Put the gadgets down and interact, you'll be glad you did.

Thanks Scott. I always give them the name and number of other agencies here that offer rentals, as no matter what, I still want them to find what they are looking for, even if we don't offer it...but like I said, it sure stings! I am going to start some dialog though, moving forward and see if people know that they can actually own a pretty nice home in this area for the same or less than they are paying for rent-if they can qualify, that is.

Alright everyone, I passed my test and have payed my fees! As soon as my broker gets back from his vacation abroad next week he can click 'accept' and I'm legit! 

Oh, and can I get my username to read: The Other Brandon Turner? Haha

Hello all-

I know my bio doesn't reflect it, but I just passed my test and can activate my license as soon as my broker gets back from vacation...so, yes I'm technically still an "unlicensed assistant". 

Anyway, at least once a day, we have someone walk in to the office looking for rentals. My broker and I both have personal rentals, that are currently occupied, and at this time my broker isn't interested in property management-so we have to refer them to other offices. It stings! 

Here's my question: what would be a good way to approach these individuals about possibly (if their credit and situation allows it) becoming home owners? I know some will not be interested, and that's fine, but I'm wondering if some have no idea that it's something that's within reach for them. Has anyone here dealt with this before? Anyone care to offer any advice?

Update:

I started working as an unlicensed assistant for a broker and one of his agents last week. I put my 2 weeks notice in at the job I've had for 13 years...and I feel great! I wanted to show them that I was serious, and was gracious about their offer, so I have been coming in after work during the week even though I didn't need to. I work from 4AM until 12:30, then shower and change and usually make it in by 1:30. They are being very patient with me and I am confident I made the right choice-he was the 3rd broker I spoke with. It's nice to be working somewhere where I want to be here, and they want me here. I passed the test for my class, and did my contract writing class. I now have my state test on March 9th. I'll update my profile as soon as I have my license, maybe I'll meet and be able to assist some local investors via BiggerPockets. My broker is also an investor, I think we're going to get along well!

Hello All,

I've been lurking on the site for a while. I'm 31 and my wife and I have been investing since 2009. We now have 5 rentals and 2 recreation properties that are vacant land. Just recently I have decided to start investing in real estate like we mean it and approach it more than casually, so I am currently taking my real estate license classes. 

I also just spoke to a local broker today that I hit it off with very well. He said to come back and see him once I get my license. 

I just wanted to thank everyone here for all the great material, and hopefully I can pay it back by answering some of the questions for the new property managers on the board. One day I'll have enough material for a book! Haha.

Oh, and yes, the name thing is quite the coincidence! I still have trouble listening to the podcast without thinking someone is calling my name!
