I've lived in Durham for over 20 years and like it. From here, you can invest locally or in other nearby areas, many of which have strong growth.

I like what Johnny said about Greensboro. I am a Durham investor, and Greensboro has gotten my attention lately. Also worth noting that Durham has recently passed code changes allowing increased density in Durham. If you have an appetite for new construction or buying existing with a deep lot and adding an ADU, that might be a good play.

Hi Sean, you may already be keeping up with this situation, but the new housing codes that are likely to be in place soon may help your situation. City Council just passed the Expanding Housing Choices initiative on 9/3, and they go up for vote before the County on 9/23. I live and invest in Durham, and my experience has been great.

If the wholesaler is going back-and-forth so much with you on this deal, the "lot of competition" for this deal may be BS. In my experience, there is a slight softening in some price ranges and some areas of the Durham market. Also, the Hwy 70 area is not as desirable as other areas where you might still be able to shake out a good deal with a lot of digging. I'd lowball the hell out of the deal and move on if the wholesaler doesn't bite.

I have had one SFR under management with Acorn & Oak at 10% per month for about 18 months. My experience with them has been very good.

You already live in a city where you can easily achieve your goal of $1 mil in equity in 10 years. I also live right by Duke. Your characterization of Durham is not complete or accurate. There are quite a few areas you could ride a bike to which have homes to be had for decent prices. Not on the MLS, so you're gonna have to hunt them down. One of my properties has nearly tripled in value in 15 years. Another has nearly doubled in 3 years. Of course, if you move, I'll have less competition :) Up to you.
