Of course you can!  Use whatever you want, honestly I think it needs to be tweaked a bit which I will do pretty soon.  I would consider comparing property radar with rebo gateway although if I understand correctly pr will give you a type of heat map that shows equity which is obviously huge especially when mailing to the high equity nod's like @Rick H. loves to do.  I don't think rg will do that but you could compare prices and features as rg always offers good pricing for Realtors.

And remember a home run is possible but it's the consistent singles and doubles over a long period of time that will make you wealthy.  Real estate is not a get rich quick vehicle.  Be careful listening to anybody that try's to tell you it is.

Look in older areas of LA that have lots of character and are under a bit of a revitalization. For example Westchester (near LAX), is full of 2-4 units. Most of the homes were built in the 40's but there are some that have been completely rehabbed and a ton that are dying for it. There are also some older ones that have been kept up very well. You should have a Realtor set you up on an auto email that feeds directly from the MLS based on your criteria. Affiliate websites like Redfin, Zillow, and Trulia are not always accurate and don't always update in a timely manner. With the mls feed you could receive an email the second a property goes live.

Awesome that you've made some decisions about how to invest.

Welcome to BP!  J Scott's book is great and you can try out the deal analysis tools without being pro they just limit the amount of uses per week or month and you may be able to save them to your computer.
