@Rogelio Lopez it's a great book. I'd also recommend just making sure BRRR is the right investment type for you. I BRRR invest - I'm not trying to talk you out of it just recommending to take a larger look at your investing goals and make sure it fits them. I'd also start getting an idea of where you'd like to invest. (Are you comfortable investing out of state? Do you want to invest within driving distance, etc..). Also, start trying out the calculators on biggerpockets. Analyze some properties in your area (even if they dont work). It's good to analyze as many properties as possible so then you know what a good and bad deal looks like and can iron our numbers in your area. Good luck investing! The BRRR method is very powerful for investing with little money!

The Federal Discount rate is already at an extremely low level. They can keep going lower and even negative - although I dont believe its never been negative. Why would they lower them? If the economy is having issues with stagnation or a leveling economy they may try to. Although, going into negative territory can create issues. At this point the Feds tool of lowering rates is almost worn down and the hope is that the economy keeps humming to be able to slowly raise rates back up and keep inflation stable. They can keep purchasing bonds as long as possible but that will eventually run out as well.

@Rogelio Lopez I'd recommend on reading the BRRR Book by David Greene. After reading that then follow his steps to get prepared. Always make sure you set a plan before taking action!

@Matt W. it really comes down to your plan and goals. You said you'd get killed on taxes - so it would have to really be worth it to sell it right now. There is always risk in going into a huge rehab but you know your market and potential margin (which looks very solid) from a BRRR. Will the property cash flow after you refi at the 215k-225k level?
