Welcome Chassidy! I would recommend learning as much as you can about real estate. There are plenty of forums on here with different book recommendations (rich dad poor dad, millionaire real estate investor, etc...). After reading a few books and learning more about real estate I would define your investing goals (flipping, wholesaling, multifamily, etc...). This will help in narrowing in on the types of properties you want. While narrowing your goals, you can start finding people to help you reach this point (building your team) and network with others. Then I would jump into investing!

@Lindsay G. you can still put mortgages down on the properties and use the HELOC for down payment, closing costs, rehab, etc... This may allow you to get into 2+ deals rather than just putting all of your available equity into one deal.

Lindsay, you could also use a HELOC (home equity line of credit). This way it wouldn't affect your interest rate and you could pull out the equity and continually pay it off as many times as you'd like to.

Hey Mitch! Congratulations on already attaining 5 units! I have the same investing strategy as you do. I own one property (using it as a house hack) and am hopefully going to be closing on a duplex within the coming month (using the BRRR strategy to get my capital and hopefully a little excess back).

I am definitely curious about your first two deals and would love to hear about them.
