Hayden, I'm new to Cedar City and have also been looking for a REIA or any other groups that meet in the area. Doesn't look like the Southern Utah REIA gets together anymore but I could be wrong.

My advice, when running your numbers, always figure in property management fees, even if you plan on self managing. We bought a property to house hack with the intention to hold on to the property after moving and self manage. Numbers all made sense. But life happened and now we're moving out of the city and too far away to self manage, so we have to sell. Don't be afraid to invest now, just make sure the numbers make sense for when you leave.

How much value does a dishwasher add to a rental property? We have a basement apartment we’re looking to rent which doesn’t have a dishwasher. Our only option would be a portable one but I’m wondering if it’s worth the investment? (i.e, can I charge more for rent?)

What’s the best way to go about having pets in your rentals? We’re purchasing a home with a basement apartment that we plan to rent. I’m not entirely opposed to allowing pets but I want to be able to regulate it somehow. We’ve had planned on allowing 1 pet and charging a $35/month pet fee but many people are asking about multiple pets. Do I charge per pet or put a hard limit on one?

@Blair Poelman Really appreciate the advice. Sounds like there's a few ways of getting after it. I've been hesitant to even start evaluating deals because I don't want to be way off on the repair costs. But if I can come close and still account for the 10% + or -, I should be good to go? I guess I need to be okay with the fact that I'm not always going to be exactly accurate and that's okay. Thanks again!
