@Alex Uman I appreciate the response!! It’s definitely going to be interesting to see where it goes in the next few years. I will say this, as one career is covered up new opportunities come up. Should be interesting to see the creativity of the community and to continue business

What do you guys think about amazon teaming up with Realogy and continuing to push towards becoming a broker? The question brought up today in an office meeting is the possibility of agents becoming obsolete. Thoughts ?

@Dan Barli Yes, for now only in Las Vegas since I live here I believe that would be my best option but I’m open to any and all ideas anywhere else if you have any reccoemdations. Honestly, a big question I wanted to ask was what is the normal cash flow % for renting out vs the expenses and mortgage?

For example, are you looking for a residential rental property to generate cash flow? Or are you looking to get into a rehab project? Are you working with anyone to get into a multi-family project? There are a ton of ideas, so determining what you are seeking would be the first step in my opinion. Once you do that, you can tailor the best option to use.

Absolutely, I think for my current situation the best thing to do would be to look for a residential rental property to generate cash flow. Currently not working with any other partners . I’m 19 so just getting into the world of investing, I have no one else to learn from so I genuinely appreciate all the responses and help.

Sounds good, I'll do some research and see the rental rates in the area I am looking at. Thank you !

Any piece of advise is incredibly helpful thank you. Im very young so I am new to this, but in theory lets say I finance a property with the 60k how do you determine how much you rent out the property for?

Hello, I'm new to investing and wanted to see ideas of other members on the best way to invest 60k. I live in Las Vegas Nevada and from what I've gathered from family members is to use the 60k as a down payment into purchasing a property, with the Oakland Raiders relocating here they believe it will be a good investment to rent out.

- How would you best use 60k ?

- If I am to finance a property, using the 60k as a down payment, what price range would be ideal ?

- Open to any other ideas !
